How do I Make a Reservation?
Thanks to this website, it couldn't be simpler. Pick several choices that will suit your group's needs or make a list of your important criteria like dates, location and number of bedrooms. Then give us a call and discuss the possibilities. We will note your selection, answer all your vacation questions and process your reservation. Dunes Beach Home Rentals has a computerized on-line reservation system to give you efficient service. If you reserve more than 6 weeks in advance, we will mail a deposit request letter to you. Otherwise, full payment is due upon making the reservation.
What's a deposit request letter?
This is a computer-generated form with your name and address, the unit name, the unit description, the unit phone number, the dates you have reserved and a breakdown of charges and deposits due. Your deposit payment must be in our office by the due date, or we will have to reluctantly cancel your reservation.
How will I know that you have received my deposit?
When we receive your deposit, it is posted to our computer, deposited into our rental trust account and a reservation confirmation is mailed or e-mailed to your home...all within 48 hours or less.
Always check your vacation dates as printed on your confirmation against your calendar to be sure you are arriving on the day/week you want. This avoids an awkward situation at check-in.
How much is a reservation deposit?
A reservation deposit is equal to half of the total rent. The deposit will be due in our office on or before the tenth day after your reservation is called in. You do not have to wait to receive our deposit request before sending in your deposit check.
When is the final payment due?
The final payment is due 30 days prior to your arrival date. If you reserve six or less weeks in advance, one full, final payment will be payable when the reservation is made. A personal check is acceptable as a form of payment. We will send you a reminder for your final payment and an arrival confirmation of final payment received.
What form of payment is accepted?
A personal check, American Express, Mastercard, or Visa is accepted. There is a $25 fee for any check returned due to insufficient funds.
What about housekeeping?
Departure housekeeping is required and is included in all rates.
If you are one of the fortunate families planning to stay two weeks or longer, weekly housekeeping is included. Please call to schedule this for a Friday or a Monday.
Will there be any additional charges?
Your reservation deposit will include a $50 reservation fee to cover guest services and administrative costs. Your final payment will include taxes. As of this writing, taxes total 11 percent. Any and all governmental taxes imposed prior to occupancy will be added to the total balance due to be paid by the tenant. These taxes are collected on all rents of 90 days or less. A 7 percent tax is also due on any linen rental orders.
All reservations will be charged a non-refundable $50 fee for a security deposit waiver. This covers you for any REPORTED, ACCIDENTAL damage up to $1,000. This does not negate your responsibilities as a tenant, and only covers REPORTED, ACCIDENTAL damage. You are still responsible to do the following:
- Leave the unit ready for housekeeping personnel. This requires that you: strip the beds of linens and replace the spreads as you found them on arrival; wash your dishes and cookware; empty dishwasher; leave all furnishings in place, including porch and patio; remove all trash; and make sure all windows and doors are closed and locked.
- Do not damage the unit or its contents during your stay.
- Do not bring pets.
- Check out on time.
Our policies and procedures are included in your check-in packet.
Please do not smoke cigarettes, cigars or pipes in units listed with "No Smoking."
Are private pools heated?
Houses advertised with heated pools can be heated for an extra non-refundable fee of $350 per week plus 7 percent tax during the following time periods: March 26-May 27 and August 27-November 4 of each year. Please note that pool heaters will not operate if the air temperature surrounding the heat pump drops below 50 degrees Fahrenheit.
Where do we check in?
Dunes Beach Home Rentals' rental office, 13236 Ocean Highway, is 200 yards north of the traffic light at Litchfield on the ocean side of Highway 17. We are one door south of the Wells Fargo Bank. We have a large brick sign and a white fence on the highway.
Our office hours are 9am-5pm, Monday through Saturday. If you have not arrived by closing time, we will place an envelope that will contain your keys, contract, and map on the front porch of our office. We have 24-hour answering service with someone on call to handle your needs.
Check in time?
Check-in is at 4 p.m. We must have time to thoroughly clean the units before your arrival. A maximum of two keys is available for each cottage. A $10 (per set) fee will be charged for any sets of keys not returned. Please keep up with your keys. Entrance to your unit will be denied if you have not checked-in at the office. If your car is parked in the driveway before check-in, it may very well delay the cleaning and inspection of your unit and subsequently delay your check-in.
Check out time?
10 a.m. SHARP. You have to vacate the unit, leave it locked, and return keys to our office.
Rental prices quoted are the weekly rate?
Yes. No advance reservations will be made for less than one week in season (June, July and August). Nightly rentals, however, can be arranged on some properties on a last-minute basis by calling our office on Tuesday before the weekend you plan to come to the beach. Please, three-night minimum.
What if we have to change our reservation?
A reservation change is treated like a new reservation, requiring a separate advance payment. Your payment on the original reservation will be refunded to you if the property is re-rented, and the new payment is received. We strongly recommend that you are sure of your plans before you make any payments, because the payments are at risk if your plans change. Travel insurance can help reduce some, but not all, of your risk. Read on.
What about cancellations?
In case of cancellation, there is no refund, unless the same unit is re-rented, confirmed and paid in full, for the same number of days as your original reservation. If we re-rent the unit for less money for part of the time you reserved, the shortage in rent we receive from the new guest will come from your deposit. Your balance, less a $100 handling fee, will be returned to you.
Cancellations and transfers must be confirmed in writing or fax. Travel insurance is included in your first deposit figure. It is optional, but recommended.
Travel Insurance? Severe Weather Evacuations?
Guests bear the risk of mandatory evacuations, ordered by the Governor. Travel Insurance, mentioned in the paragraph above, is your only protection for lost rents.
Travel Insurance charges are automatically added to your advance rent payment. If you do not want to buy this coverage, you may delete the charge by indicating "No" and signing the Deposit Request Form that must be returned with your deposit. Some, not all, other cancellation situations are covered by the insurance also. We strongly recommend it simply for the mandatory evacuation coverage.

Are houseparties permitted?
Absolutely not. These are quiet, family beaches. If you reserve a unit for a houseparty and we discover it when you check in, you are not allowed to occupy the unit. Your payments will not be refunded. If we discover a houseparty in a home, the houseparty is forced to leave with no refund of rent. A house party may be, but is not limited to, any group made up predominately of young people 25 or under. If you have any questions whatsoever about whether your group may be considered a houseparty, ask your reservationist for a clear understanding. Failure to do so could result in great disappointment during your vacation and loss of deposit and rent.
If you reserve a rental property during either the last two weeks of May or the first two weeks in June, you will receive a special form asking for names and ages of every person in your group. This form is not designed to get overly personal with you or to offend you in any way, unless your group is a houseparty. This form is designed to insure quiet, adult and family groups that they will not have their vacations spoiled by noisy, rowdy groups of under-aged party people.
Are pets ever permitted?
Absolutely no pets of any kind are allowed in or on the property of any of our properties. No exceptions will be made unless noted as a "dog friendly" property. If you will be vacationing at one of our dog friendly properties, a $200 additional charge will be added to your reservation. You may bring one additional dog for $100. Your dog(s) cannot exceed 40 pounds. Any dog damage including additional cleaning or pest extermination will result in additional charges. Please note the county leash law is in effect and enforced. You are required to clean up after your dog. Violators can be fined up to $200 or given 30 days in jail. Don't risk termination of your occupancy.
Want an alternative to leaving that special family member at home? Check out Benji's Bed and Breakfast, a luxury dog boarding resort right here in Pawleys Island. Owners can check-out their dog for the day, enjoy the family on the beach, then return him to Benji's for the night.
What do we bring?
Linens are not provided in some houses (see property descriptions) or in Litchfield Retreat Condos. Linens are provided in condos and villas at Litchfield by the Sea and Inlet Point. In the properties where linens are provided, the beds are made prior to guest arrival, and the bath towels, hand towels, face cloths, bath mats, and dish cloths are also provided. Beach towels are not provided.
In properties where linens are not provided, you may bring your own linens and towels or rent them from our office. The prices listed below are the "one time" charges for your reservation period. These linens will be delivered to the property. Reservations for linens must be made at least one week before date of occupancy.

- Blue Ribbon Linen Package
Avoid the hassle of making beds upon arrival. At the prices listed below, you can have: linens and bath towels for the entire house and all beds will be made prior to your arrival. The prices are set by the number of bedrooms in your rental property plus 7% tax:

Arrange for the following items that may be needed during your stay: salt, pepper, sugar, paper towel, toilet paper, soap, dish and laundry detergent, and cleaning supplies. These items are not provided by the owner or the rental agent. Rollaway beds, full-size cribs, portacribs, and high chairs can be rented through local vendors. Please reserve in advance. The supply is limited.
What if we receive mail or a message?
We are happy to receive mail and messages for you. Please be sure to tell the folks at home or at the office the name and phone number of the rental unit you have reserved. Mail sent in care of Dunes Beach Home Rentals can be picked up at our office. A fax machine is also available in our office. Our fax number is 843-237-9312.
Are telephones available?
All rental units are equipped with telephones unless otherwise indicated on your reservation deposit request letter. The phone number is included in the information printed on your reservation confirmation.
No long distance calls are to be placed from these phones unless they are billed to your calling card. A $25 handling fee will be charged if telephone privileges are abused. If you report calls placed or received in error to our front desk and pay estimated charges, the handling fee will be waived.
There is no extra charge for internet when it is provided at the property. Dunes Beach Home Rentals does have wireless internet access at our office for Dunes' guests to use with guests personal computer during business hours.
Are children counted in "maximum occupancy" listed?
Occupancy is strictly limited to maximum listed. Children are counted unless they are babies in cribs. No sleeping bags on the floor, please.
What if an appliance is not working properly?
Please call the office in case of mechanical failure. Please be sure to check plugs and breakers/fuses before reporting an appliance for repair. Our office can tell you where the fuse box is located. No appliances or air conditioners are guaranteed. There will be no refunds on their failure. We try to keep them in good working condition and we repair any failure as soon as possible, taking into consideration service personnel work load, parts availability and nature of work, but we give no refunds for breakdowns. Guest agrees that Dunes Beach Home Rentals or its agents may enter premises for the purpose of making necessary repairs and/or maintenance, or other necessary purposes.
What if our pool is closed?
Pool hours are at the discretion of the condominium or management and are subject to change. There will be no refunds given for discretionary pool closings. Please note rules regarding babies and diapers.
What if we find something amiss when we arrive at our unit?
If you discover a problem upon arrival at your rental unit, please call our office immediately. Cleaning problems can be quickly remedied. For late arrivals, please call 843-237-4473, our office number, to reach our 24-hour answering service. Someone is on call to handle your needs.
If guest picks up key at office, there is a $10 key charge. If a key must be delivered to the property, there is a $20 key charge.
If you are renting by a home under construction, please be tolerant. If you have any problems, we will ask the contractors to be more considerate with respect to start and quit times, noise, etc., but no refunds or moves will be made.
A few of our homes have elevators. However, these elevators are not for use by guests. The Elevators are not considered an amenity of the home unless listed in the property description. They are not advertised, and we cannot allow our guests to use them. Many of the multi-floor condominium buildings have common-use elevators available for guest use.
Grilling is prohibited on decks and balconies or directly under porches. Some owners provide grills for the guests' convenience. Please be sure you clean the grill and dump the ashes before you leave so the next guest finds it ready for use.
Equipment and furnishings?
You are renting a privately owned home. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Each unit will be equipped with basic needs for a pleasant vacation, with the exception of linens (which can be rented from our office). Please leave furnishings arranged as you find them.
Motorcycles, Jet Skis, Campers, Trailers?
Motorcycles, jet skis, RVs, campers, trailers and trailered boats are prohibited in the gated communities - Inlet Point, Litchfield by the Sea and Prince George. Campers and RVs are not allowed to be hooked up or used on any rental property.
Golf Carts are NOT permitted at Inlet Point Condominiums, Litchfield Retreat Condominiums, or any high rise Condominium community at Litchfield by the Sea. Golf Carts must have a valid South Carolina DMV Golf Cart decal. Driver will be fined if the Golf Cart does not have a valid decal! Golf Carts are NOT allowed on streets after dark. Driver must also have a valid driver's license.

Fireworks are not allowed on any Dunes Beach Home Rentals property.
Can I expect traffic jams getting there?
If you'll follow our directions on this website, you shouldn't have trouble. In the peak summer weeks there can be serious traffic problems between Conway and Myrtle Beach.
Lost and found items?
Although we cannot be held responsible for items left behind, we do make every effort to locate and return them to you. Contact our office and found items will be returned for a $25 Lost and Found fee plus the cost of shipping. Items left behind will be held for a period of 30 days. After that period of time has passed, unclaimed items are donated to local charities.
Bi-Lo is located on Hwy 17 near the entrance to Litchfield by the Sea. Fresh Market, Publix, Food Lion and Lowe's Food is south on Hwy 17 in Pawleys Island.

Myrtle Beach International Airport is 30 minutes north of our office on Hwy. 17 Bypass. Charleston Municipal Airport is 85 miles south of our location, off I-26 in North Charleston.
The nearest hospitals are Georgetown Memorial in Georgetown on Black River Road (15 miles south), Waccamaw Community Hospital (7 miles north) and Grand Strand General in Myrtle Beach on Hwy 17 Bypass (25 miles north).
Health clubs / workout facilities?
If you are a guest at Litchfield by the Sea, you have access to the Litchfield by the Sea health club for an additional charge. The health club offers close access, as it is on the property near the front gate. Amenities are: indoor heated pool, hot tub, steam & sauna rooms, cardio room, weight room, full service locker rooms, racquetball court - additional $5 per hour and water aerobics - additional $5 fee per class. The Litchfield by the Sea health club charges a daily fee. For more information, please call the spa directly at (843) 235-5541.
Also available to any vacationer is the 40,000 square foot health and fitness center, Healthpoint, a service of Georgetown Memorial Hospital. Healthpoint is the area's premier health and fitness facility. A trained staff of fitness professionals offers support and individual programming. Indoor lap pool, sauna, whirlpool, steam rooms, day spa featuring: facials, body treatments, manicures & pedicures.

Georgetown County's beach laws?
Georgetown County's beach laws prohibit the following: motor vehicles; horses on the beach between Easter and Labor Day; sleeping at night on the beach; putting any trash on the beach or in the ocean; littering; public nudity; glass containers on the beach; loitering in or obstructing beach accesses. Fishing from the beach in a way "that will create an unsafe condition or hazard to bathers, swimmers, surfers and others on the water..." is also prohibited. Violators subject to a $200 fine or 30 days imprisonment. State law prohibits breaking or damaging sea oats. New S.C. Fishing License Laws require everyone over 16 years of age to purchase a fishing license for any line in the water including crabbing.
A new Georgetown County Ordinance is now in effect for Litchfield Beach. Items may not be left on the beach, or at the beach accesses, overnight. This includes items such as Tents, Canopies, Cabanas, Umbrellas, Chairs, etc.

Breakers Reef Community Rules and Regulations?
- General: Each guest is responsible for the proper conduct of members of his/her family, his guests and service personnel insuring that they understand and observe all rules and regulations.
- Vehicles: Automobiles shall be parked only in spaces provided. All commercial vehicles of any kind, campers, trailers, boats, boat trailers or RVs are prohibited from parking on any portion of the condominium property, unless the vehicle is parked inside the garage. Limit to 3 cars per condo.
- Conduct of Children: Parents are responsible for the conduct of their children at all times. Damage to property at Breakers Reef will be the responsibility of the parent.
- Vandalism: Violators will be prosecuted.
- Railings: Clothing, linens, towels, etc., shall not be hung from the balconies, porches, and windowsills.
- Fireworks: The discharging of fireworks is strictly prohibited.
- Noise: TVs, stereos or musical instruments should be used with discretion especially between the hours of 11:00 p.m. and 8:00 a.m.
- Pets: Guests or renters are not permitted to have on the property. Owners should take care that pets are carried or leashed while on condominium property. DOG OWNERS ARE RESPONSIBLE TO CLEAN UP AFTER THEIR PETS. Pets are not allowed in the swimming pool areas at any time.
- Swimming Pool: Swimming in the pool is permitted between 9:00 a.m. and 11:00 p.m. PERSONS USING THIS FACILITY DO SO AT THEIR OWN RISK. Bottles, glasses and glass objects will not be permitted in the swimming pool area at any time. Diving is not allowed in any portion of the swimming pool. Children under 12 years of age using the pool and under 15 years of age using the Jacuzzi must be accompanied by a responsible adult. Children not toilet trained, wearing diapers are not allowed in the pool at any time, unless wearing swimmer diapers. If you see an unauthorized personal utilizing the facility, please contact security.
- Sand Dunes: Do not walk on or over the dunes. Use the crossovers as access to and from the beach. It is against South Carolina Law to damage or destroy sea oats or sea grass which grows on the dunes.
- Golf Carts: Due to safety reasons for drivers and pedestrians, non-handicapped motorized golf carts, motorized vehicles and/or motorized bikes are not permitted to be utilized anywhere within the Breakers Reef. A sign has been installed at the front entrance as a reminder of this important rule. Contact security immediately if you see the use of a motorized vehicle within the community.
- Grilling: Cooking on balconies or under buildings is NOT permitted. Grills are only permitted on the grass away from the buildings.
Tentative reservations now for next year?
A $75 deposit can reserve a property for a week next summer. By making your tentative reservation no later than the Thursday before you leave, you can be first in line to reserve the unit you occupied this summer for the same week, next year. If you do not reserve the same unit by the close of business Thursday, then the unit will be open to others on a "first-come, first-serve" basis. If the owner of the unit you reserve does not make it available to you for the time you tentatively reserve next season, your deposit will be refunded, or it can be transferred.
Each week reserved requires a $75 deposit. Each deposit applies to only one particular week and cannot be applied to another week. If you cancel any weekly portion of a multi-week reservation, the deposit for that weekly portion canceled will be forfeited.
You will be notified by Dunes Beach Home Rentals when the additional deposit is required and you will have until December 10th to confirm the reservation with the required 50 percent deposit. If you fail to send in the deposit on time, you will forfeit the $75 per week tentative deposit you have paid. Rental rates will probably increase next summer.
Winter rentals are available during the months of November through March. These rentals require a deposit which is due in our office on or before the tenth day after your reservation is called in. Monthly rental rates and additional information can be obtained by contacting our office.
